Yes. In addition to a full home inspection, Proven offers mold sampling and radon testing. Northeast Georgia's clay soils and humid summers make both worth considering — radon is a naturally occurring gas found throughout the region, and mold can develop anywhere there has been past moisture intrusion. If you have any concerns, ask about adding these services when you schedule.
Yes — we strongly encourage it, especially for first-time buyers. While Dennis delivers a comprehensive written report with photos, being present means you can see issues firsthand, ask questions in real time, and learn how your home's systems actually work. It's one of the most valuable hours you'll spend before closing.
For an average-sized home, expect about 2 to 3 hours on-site. Larger homes, older homes, or homes with significant issues may take longer. Dennis takes the time needed to do the job right — no rushed inspections, no skipped systems. You'll typically receive your detailed digital report within 24 hours.
